The Municipal Development Fund of Georgia has announced a tender for the preparation of a detailed rehabilitation project and cost estimate for the Magnolia residential building in Batumi.
The estimated value of the procurement is GEL 2.5 million, excluding VAT. The total cost of the rehabilitation project will be determined after the preparation of the detailed design and cost estimate documentation.
The tender documents state that the current condition of the building negatively affects both residents’ living conditions and the city’s urban environment and tourism appeal.
“The condition of the building’s facade, which does not correspond to the appearance of a modern city and requires renovation and rehabilitation, requires special attention,” the document states.
The fund says comprehensive rehabilitation is necessary to fully utilize Batumi’s development and tourism potential. Planned works include structural strengthening, facade repairs, and aesthetic improvements.
The building’s current technical condition is unsatisfactory, with some second-degree damage, although “the operation of the building in its existing form is permissible at this stage, the tender states.
The main rehabilitation works will focus on restoring facades, roofs, balconies, and other exterior wooden and metal elements.
The documentation notes that interior works should be avoided as much as possible. However, if structural strengthening of foundations or load-bearing elements is required, the project must include any necessary finishing works to address the consequences of the rehabilitation process.
The winning bidder will also be required to address numerous unauthorized additions to the building.
Under the tender terms, the project will be implemented in three stages and delivered to the customer in phases. The first two stages must be completed within six months of the contract signing.
The submission of bids will begin on July 11 and close on July 16, 2026.
