Georgian international development brand NEXT has introduced a new direction to the public — the Heritage Series. The initiative marks a new stage in the company’s strategy, aimed at preserving historical heritage and adapting it to contemporary lifestyles.
The first project in the series, Cinema City by NEXT, focuses on the revival of one of Tbilisi’s most valuable cultural landmarks — the legendary pavilion of the Georgian Film Studio, built in the 1930s. A new, distinctive residential complex will be developed alongside the historic monument, transforming a space that has been forgotten for years into an active and integral part of the city once again.

With its European architectural influences and historic buildings, today’s David the Builder Avenue has been one of Tbilisi’s key cultural hubs since the 19th century.
In the late 1920s, as the era of sound cinema was emerging globally, renowned architect Mikheil Buzogli designed Georgia’s first professional cinema pavilion. Created through a bold combination of Georgian constructivist elements and national architectural traditions, the building laid the foundation for Georgian cinematography.
For decades, legendary directors and actors created acclaimed works within these walls, many of which later gained international recognition and prestigious awards. However, over time, the cameras stopped rolling, and this significant cultural heritage site gradually faded from the city’s everyday life.
Today, NEXT is beginning the conservation of this historic space and giving it a new, authentic purpose.

The architectural concept of Cinema City represents a dialogue between the past and the present. The pavilion will be carefully restored and transformed into a modern, multifunctional space. It will include a cinema museum, public areas, film screening spaces and a gastronomic gallery, which, together with recreational zones, will create a unique urban environment.
The texture and color palette of the building’s lower section will closely preserve the character of the original pavilion, while the upper part will feature a more contemporary design with panoramic windows, 360-degree architectural views and enclosed balconies that complement the overall style. The entire facade will be finished in bronze-colored aluminum.
The use of a bronze-colored facade is more than an aesthetic decision. Closely associated with Georgia’s cultural heritage, bronze becomes a modern architectural expression — a refined and distinctive signature of NEXT.
The project’s central location, cultural identity and unique architectural vision make Cinema City an attractive investment opportunity.
To mark the project’s launch, NEXT has announced exclusive pre-sales.
This is a rare opportunity for early buyers to secure the most favorable terms and gain access to exclusive pricing.
