NEXT Launches Tbilisi Oriental – A Landmark of Modern Urban Living

NEXT, one of Georgia’s fastest-growing real estate developers, has unveiled its latest flagship project, Tbilisi Oriental — a striking 21-story mixed-use complex that promises to reshape the skyline and spirit of Old Tbilisi.

Rising in the heart of Ortachala, Tbilisi Oriental bridges the charm of Old Tbilisi with a vision of modern sophistication. Inspired by Ortachala’s industrial past, the building’s design uses exposed concrete, stone textures, and iron details to create a modern yet timeless aesthetic. It reflects NEXT’s signature High-Tech architectural approach — elegant, durable, and responsive to the city’s evolving identity.

The project was designed by Spectrum Architecture, a Georgian-founded international studio and a long-term partner of NEXT. Tbilisi Oriental marks their sixth collaboration, further reinforcing the synergy between innovation and local context.

NEXT positions Tbilisi Oriental not only as a property investment but as a catalyst for neighborhood revitalization. By creating a multifunctional hub that encourages living, working, and socializing in one space, the project aims to inject new life into Ortachala — one of the city’s oldest districts now poised for transformation.

Founded in 2018, NEXT has become a key player in Georgia’s real estate industry, known for its ambitious mixed-use and branded residential developments. The company’s footprint now extends across international markets, including the UAE and Kenya, reflecting its vision to elevate Georgian real-estate standards globally.
