Kristina Pendrell Built What Her Clients Needed — Not Just What the Market Offered

When Kristina Pendrell moved into Georgia’s real estate market, she wasn’t just looking to sell property — she was looking to change how things were done. What started as a response to a disorganized and often opaque system quickly evolved into something much more comprehensive: a pair of businesses that now guide clients from their very first viewing all the way to a fully renovated, ready-to-live-in space.

As the founder of Tbilisi Property, a real estate brokerage, and KPI Studios, an interior design and renovation company, Kristina has spent years shaping an end-to-end service that has earned the trust of clients from Europe, China, the U.S., and beyond. But her journey wasn’t driven by a grand plan. It was shaped — almost entirely — by listening.

“We didn’t plan to build two companies,” she says. “It happened organically, because our clients needed more and trusted us to deliver.”

Finding Structure in a Disorganized Market
When Kristina first entered Georgia’s property scene, she immediately saw a gap — or rather, several. The demand from international buyers was growing fast, but the buying process itself was confusing, inconsistent, and lacking the level of service many investors were used to.

“The process was often disorganized, lacked transparency, and didn’t meet international service standards,” she recalls. “Many clients were unsure who to trust.”

That realization shaped everything that followed. Rather than mimicking what was already there, Kristina focused on offering something entirely different: legally secure transactions, a structured process, and — most importantly — service rooted in honesty.

“We don’t just close deals — we build relationships,” she explains. “Clients know that we will provide honest advice, guide them through every step, and be available even after the sale.”

A Strategic Shift in Client Expectations
Over time, Kristina noticed a shift in what clients were looking for. Where early investors may have focused on quick wins and low prices, today’s buyers — especially expats — were becoming more thoughtful. They wanted solid rental income, high-quality properties, and less hassle.

“Clients today are more strategic. They want reliable rental returns and well-managed investments,” she says. “Many expats also want properties that are fully furnished and ready to use.”

These new expectations created a turning point. Kristina realized that simply selling property wasn’t enough. Her clients needed help transforming spaces — renovating, designing, and furnishing them to fit their goals.

From Brokerage to Design: The Birth of KPI Studios
That insight led to the creation of KPI Studios, a second company that handles design, renovation, and everything in between. It didn’t start as a side hustle. It started with a need.

“People were asking for trusted contractors, interior advice, and hands-on support,” she explains. “Instead of outsourcing those needs, we decided to build our own team.”

With KPI Studios, clients can now buy a property and have it designed, renovated, and furnished — all through one team. This setup has eliminated a lot of stress for clients, especially those living abroad who need things done right, with minimal oversight.

“For investors, this means they can rely on us from start to finish — from buying the apartment to preparing it for rental,” she says.

Two Companies, One Vision
What’s striking about Kristina’s approach is how tightly aligned both of her businesses are. Tbilisi Property and KPI Studios may be separate entities, but they work in sync. From the first property search to the last piece of furniture, it’s a unified experience.

“Our two teams collaborate closely, ensuring a smooth and professional experience every step of the way,” she says.

That kind of integration isn’t just rare — it’s strategic. It’s what allows Kristina to keep standards high, communication clear, and clients happy.

Kristina’s approach isn’t just shaped by what she saw in Georgia — it’s also informed by her experiences abroad, particularly in the UK and Thailand.

“Living and working in the UK and Thailand taught me the importance of structure, clarity, and customer care,” she says. “We treat every client the way we’d want to be treated — with respect, clear information, and genuine support.”

These values, brought home and applied in a local context, have become central to how both companies operate. Whether you’re working with a property consultant or a designer, you’re getting the same high standard of service and follow-through.

Building a Team That Reflects the Mission
None of this would work without the right people — and Kristina is intentional about who she hires.
“We look for people who are trustworthy, proactive, and care about client experience,” she says. “In both Tbilisi Property and KPI Studios, our team members need to be problem-solvers and clear communicators.”

She emphasizes ownership and organization, noting that real estate and renovation don’t leave room for shortcuts. She also encourages collaboration across both companies, which helps foster creativity and consistency.

Lessons from the Journey
Looking back, Kristina says the biggest lesson has been about listening to what clients really need — and being willing to evolve.

“It’s taught me that growth should always be driven by real client needs,” she says. “I’ve also learned that staying consistent, listening carefully, and surrounding yourself with the right people is key.”

While the professional lessons are many — building systems, managing teams, and expanding responsibly — the personal ones stand out too. It’s been a journey of resilience, trust, and leadership.

What Success Really Looks Like
For Kristina, success isn’t just about numbers or completed deals. It’s about trust — the kind that brings clients back time and time again.

“Clients know we’re not here for a quick sale — we’re here to guide them, protect their interests, and deliver results,” she says.

She’s proud of the team she’s built, the reputation she’s earned, and the tangible value she’s created for her clients. But perhaps what stands out most is her clarity of purpose: to do the job well, and to do it right.

“Seeing clients return to us again and again — and watching their investments grow — is the most rewarding part of what we do.”

Kristina Pendrell didn’t start with the goal of building two companies — she started by responding to what her clients needed. That practical, responsive approach has since shaped how many people navigate the real estate experience in Georgia. It’s not just about buying or selling property anymore; it’s about helping clients make smart, lasting decisions — and following through with the right support to bring their plans to life.
