Ambassadori Island Batumi, the first artificial island in the Black Sea, is being showcased this week at the International Property Show (IPS) 2025, which opened on April 14 at the Dubai World Trade Centre. On the first day of the exhibition, the Ambassadori stand was visited by His Excellency Eng. Marwan Ahmed bin Ghalita, Director General of the Dubai Land Department (DLD), who officially inaugurated the 21st edition of IPS.
Among the distinguished guests was also Ambassador Extraordinary and Plenipotentiary of Georgia to the United Arab Emirates, Giorgi Janjgava, who visited the stand in support of Georgia’s growing presence on the international real estate stage.
Running until April 16, IPS 2025 is hosting more than 300 local and international exhibitors from 85 countries and is expected to welcome over 25,000 visitors. Ambassadori Island Batumi is being presented through an AI-powered virtual tour and dedicated briefings highlighting the development’s investment appeal and design innovation. The delegation is also taking part in IPS’s business program, offering exclusive presentations, investor meetings, and traditional Georgian gifts to booth visitors.
A Visionary Development on Georgia’s Black Sea Coast
A visionary project is redefining Georgia’s shoreline. Ambassadori Island Batumi, the first artificial island in the Black Sea, has already begun to shape the future of coastal development with its innovative design and distinct regional character.
Conceived as a contemporary urban ecosystem, the island blends resort-style living with long-term value creation. The project is set to generate over 20,000 jobs, stimulate regional economic activity, and contribute to public revenues that support Batumi’s continued growth. For investors, the island offers attractive annual returns of 9% to 17%, depending on the property type. Georgia’s liberal tax system provides significant advantages for international buyers, including no property tax for individuals and a simplified property registration process.
Ambassadori Island Batumi integrates smart design with an emphasis on sustainability. The development features eco-friendly solutions such as solar-powered lighting, rainwater collection for irrigation, and mobile-based property management. A 9-hectare forest park, 3.2 kilometers of walking trails, and thoughtfully designed sports areas support an active and balanced lifestyle while maintaining a strong connection to the natural environment.
Beyond its investment appeal, the island has been envisioned for a calm and elegant way of living. With 5-star hotels, branded residences, and private villas, it offers comfort, privacy, and seamless access to the coast. Yacht access, heliports, and high-end amenities provide both convenience and exclusivity—framed by the natural beauty of the Black Sea. Ambassadori Island is becoming a defining feature of the region’s evolving identity—and a long-term driver of economic and cultural growth in Adjara and beyond.
“Our ambition with Ambassadori Island is to create a destination that reflects the forward-looking spirit of Georgia — one that is open, innovative, and deeply connected to its environment,” said Gocha Kamkia, CEO of Ambassadori Island Batumi. “We believe this project will play a meaningful role in shaping the future of Batumi and attracting global interest to the region.”
